Trouble in Florida and Real Estate Ethics

I have a client having some major issues with the sale of a home in Florida. She has a contract on a home to purchase here, but cannot purchase the home unless the property in Florida sells. When she explains to me the situation with her contract in Florida, I really want to delve into it and try to help. However, I do not have a real estate license in Florida, only in South Carolina. I’m not familiar with Florida real estate law, and therefore am really not in a position to advise her. Plus, she has an agent in Florida, and I think there would be some ethical considerations in terms of second-guessing the person who she has a signed agency agreement with in Florida.
That’s one of the funny things in real estate; sometimes the thing you want to do, to help a client you care about, is not really the appropriate thing to do, in terms of real estate ethics. On the other hand, in this case, I would actually be doing her a disservice by getting involved, since I am not familiar at all with Florida real estate law, or with the Florida real estate market. I’ll tell you what, though, keeping my opinions to myself is not easy for me!
