Terrabrook on James Island, SC

I have a client who is looking at what I believe to be a good value on James Island. It is a new neighborhood off of Riverland Drive, called Terrabrook. Brentwood Homes is the builder. If you are interested, be sure to get a buyer’s agent (me!), because if you go to the Sales Center, the agents working there work for the developer, and are contractually bound to protect his best interests, not yours.
But, looking at new construction, single family homes, on James Island, I think this is the best thing going. The spec homes in Terrabrook that are currently listed are listed for an average price per square foot of $140.50. The other new construction single family homes on James Island, under 1 million, are listed for an average of $239.69/SF. There’s one other home in Seaside Plantation that is priced at $127/sf, but one of the Terrabrook specs is at that, too. The one in Seaside Plantation is 3000 square feet, and has vinyl siding. Terrabrook has cement plank siding, and, according to the list agent, comes standard with solid surface countertops. I’m not sure yet what the other standard features are yet.
There is no model built, so we had to go to Indigo Palms, off Ashley Phosphate in North Charleston, to see some of the floorplans. Some of the floorplans are not even built anywhere in Charleston. I think they may have a hard time selling any of those, unless they build some as models. People have a tough time making the decision to spend upwards of 350K on a home they have not seen in person.
Nonetheless, these do look like a great value for new construction real estate on James Island, and I will elaborate as I get more info. For now, there are 4 spec homes slated for completion in September. Other than that, you can pick your lot and your floorplan, and they are quoting about 6 months from the start of construction for the finished product. A nice thing about new construction is that you can lock in today’s prices, and not have to pay on the home for 6-8 months, or until it is complete.
