Staging: The most important tool to sell your house.

Sometime this week, I am going to help Jeff stage one of his listings in North Charleston. He’s been getting some negative feedback in terms of its showing condition, and our conclusion has been that the place needs a “Woman’s Touch” as it is currently set up as a bachelor pad. They have a painting allowance in place, but I think that first impressions are so important when people are viewing property that the allowance does nothing to make the home stand out in their heads.
It is very important for a home to be properly staged when it is on the market. I tell my clients that the home must be spotlessly clean and smell good. Smell is usually the first thing people notice when they enter a home, believe it or not. The next is wall color, followed by flooring. These things must be presentable, and an allowance to change them does not cut it, when there are so many other homes for potential buyers to choose from.
