Happenings in the Charleston Real Estate Market

This week has been a frenzy of activity so far, and it’s only Tuesday!  I have seen a dramatic increase in website inquiries, and have been on several new buyer and seller appointments.  We have a meeting for the Upper King Design District tomorrow at FISH, which is a good restaurant on King Street.  It’s the first meeting we’ll attend (Midtown Sales Team), and I’m looking forward to it.  I think the major topic of discussion os going to be the upcoming Design Walk, which we’ll be a part of.  I’m looking froward to the Design Walk, largely because I feel strongly that collaboration and cross promotion creates a synergy that results in win-wins for all involved.  The weather has finally cooled off a bit, and it’s beautiful here in Charleston today.

I got a call from past clients yesterday asking if I would help them with a transaction.  They own an investment property that the tenant has expressed interest in purchasing.  My clients are pretty busy with their jobs and family, and think it would be a smoother, safer, transaction if I handled it for them.  I definitely agree, as there are many pitfalls when selling a home.  I am certainly willing to do it for them, and it will result in a significant savings for them,  since they already have a buyer, and only need me to complete the transaction (help negotiate contract, oversee inspections, manage closing preparations, etc.)  If you are thinking of selling, but are concerned about paying a full commission, please talk to me.  I have programs that I can use, which are especially helpful if you are currently in a FSBO situation, that can really help you to save some money.

Speaking of commission, I’ve been thinking about creating a tiered commission structure, with a basic services plan, a gold plan, and maybe a platinum plan, with increasing commission rates, and allowing clients to pick which plan they want.  I need to keep weighing that one out, though.
