FYI- South Carolina Real Estate Sales Contracts

Here’s an FYI- The SC sales contract has a blank where you fill in date by which the buyer will have the home inspection completed.  It goes on to state that the buyer has 48 hours from that date in which they may submit requested repairs to the seller.  It further says that if buyer does not submit a request for repairs within that 48 hour time frame, the buyer waives all rights to having repairs done by seller.

There is another paragraph that outlines which repairs are the responsibility of the seller, and which are the responsibility of the buyer, and what happens if the seller refuses to make repairs, but that is not the subject of this entry.  If you are a buyer, you really need to understand that these dates and deadlines exist, and are legally binding.   A lot of buyers don’t read the contract closely, assuming that their agent has it covered.  Most agents do, but YOU are the one who is legally bound to the contract, so it is important that you read and understand every word, and take notes, before you sign the contract.
