Advice for Sellers: Remove the “Unknown”

I have a friend who is an Interior Designer, who we met down at Midtown today.  She and her business partner are taking a look at one of our smaller units.  It is an excellent space, and the least expensive property we currently have available.  The address is 189 A St. Philip.

It is also our smallest one, and I think having furniture in it will really help the new homeowner to envision how they could decorate it.  Also, it eliminates the “How would I arrange my furniture” objection right off the bat.  Furnishing a vacant unit is often really helpful, especially if it is a small or nontraditional floor plan.  When vacant, the first impression is sometimes that you couldn’t arrange the furniture well, or that there isn’t enough room for all of your furniture.  Adding furnishings does wonders for removing those questions from a potential buyer’s mind.  I have found that the more “unknowns” there are, the less likely a buyer is to want to make an offer on a property.

I really try with my listings to remove “unknowns” right off the bat.  I try to think of every question a buyer may have for a specific piece of property, and answer as many of them as possible with an informational book inside the home.  I make sure the book is in a visible spot, and open, so the buyer doesn’t miss it.  I address things such as HOA payments and breakdowns, flood insurance info, community info, market analysis, estimates of payments and closing costs, etc.
